Create an inviting ambiance…
House number should be visible and easy to read
Lights on timers to ensure house is lit up after sunset
Doorbell and door hardware in good repair
House exterior including garage/carport in good repair, clean and tidy
Eavestroughs, downspouts and soffits cleared
Cracked or broken window panes replaced
Lawns and hedges cut and trimmed, garden weeded and edged
Walkways and decks swept or shovelled and salted

On the inside

Create inviting and comfortable interiors…
De-clutter, organize and paint where needed
Boot tray near entrance in wet season
Window coverings open during daylight, lights on after dark
Clean thoroughly including the windows, inside and out
Fresh flowers and live plants plentiful
Heat/cooling should be at a comfortable temperature
Fireplace cleaned and on, weather permitting Leaky taps repaired and toilet seats down
Replace burned out light bulbs and oil squeaky door hinges
Seals around tubs and basins cleaned and in good repair
Provide a fresh, odour free air quality by opening windows whenever possible, empty garbage containers and clean appliances inside and out
Avoid cooking foods that may leave an odour
Pets that may cause the buyer distress should be absent or contained during showings. Litter boxes and food bowls should be cleaned frequently.
